Getting into the room of Uehara Mirai/Ai-Chan in Peeping Dorm Manager seems like a difficult task to do, but in reality it’s not that difficult. Here’s what you need to do – the short version:
To get into Mirai’s room in Peeping Dorm Manager, you must enter the room next door first, and use the peephole in the bathroom to learn Mirai’s code, which is her real bust size. Then, you can use this code to enter her room.

While this is basically it, let’s get a bit more in-depth with all the steps you need to follow to get the code and be able to enter her room!
As I said before, the first thing you need to do is to enter the room to the side of Mirai’s room – room 2C. You will find the key for this room under the mat.
Watch Mirai’s live stream (not sure if this is a must, but that’s how I did it) and she will mention that the wall of her room is weak.
Get in the bathroom, interact with the debris on the ground twice, and there will be a peephole on the wall, which you must use to spy on Mirai aka Ai-Chan.
While spying on her, you will learn that the code for her room is her bust size. However, I initially tried the bust size she gives during her livestreams and it doesn’t work.
The trick is to keep spying on her, until she mentions her REAL bust size – apparently, she’s lying a bit during the live stream, which is not uncommon even in the real world.
You will need to spy on Mirai while she’s undressing, which is when she’ll give the correct info regarding her code. To do that, keep advancing time until you get it.
If you don’t want to do all the waiting, the code to Mirai’s door in Peeping Dorm Manager is 85240.
